Am I required to make my property available to Section 8?
You are not required to make your property available to Section 8. If this is an option you want to pursue please let us know and we can advertise it accordingly. The federally funded Section 8 Program provides for rental subsidies to be paid directly to landlords on behalf of income eligible families and primarily elderly, disabled or handicapped individuals. The subsidy is "invisible" so that households receiving assistance are not identified and can remain anonymous within the community. Landlords are also assured of regular payments from the Section 8 program on behalf of the tenant. -

Choice Advisors Property Management is a licensed property management company doing business in the State of Hawaii. -
Can I reach you after hours?
Our property managers are available whenever there is a need, however there is an after hours procedure for emergency maintenance situations which is found on our website under “help”. -
Can you put the money directly into my account?
We have a direct deposit procedure for owners which makes it easy to receive your rent disbursements each month. -
Do I get to see the lease or sign it?
Your lease must be reviewed and signed prior to any tenant moving into the property. You can also view this documentation online by visiting the owner’s portal. -
Do you sell real estate too?
We are a property management company who only manages real estate. If you require assistance with selling or buying real estate, we can refer you to a licensed real estate advisor for assistance. -
How and when do I get my checks?
We use a process of providing your rent disbursements to you via direct deposit which is quick and easy. These will be received by the 10th day of the month. -
How is rent collection handled?
Rent is typically paid via the online tenant portal or it can be mailed to 1440 Kapiolani Blvd. Suite 1015 no later than the first of the month. Cash can not be accepted. -
How long of a lease do you sign?
We recommended a 6 month to 1 year lease with the option of going month-to-month thereafter. The longer the lease the more protected you are from turnover and vacancies. Prior to the expiration of your lease, you will receive a notification to extend this with the tenant. -
How much security deposit do you charge the tenant?
A security deposit is equivalent to one month’s rent, which is required along with the first month’s rent prior to moving into the property. If you are allowing pets in the property, we also recommend requiring a pet deposit, which is equivalent to 1 months rent. -
How soon can you start managing my property?
We can begin managing your property as soon as the property management agreement is signed. -
What type of properties do you manage?
We manage any residential property which includes single family homes, condominiums, townhomes, and multi-family apartment buildings. -
What type of reports do I get and how often?
Each month a statement is generated which is available on the owner’s portal. You also have an annual report provided at the end of the year. -
Who holds the tenant security deposit?
The tenant security deposit is held in a separate client trust account by our company.
